Some successful checks reached the service and some stopped at an authentication response; figures combine both.

Attributed to the source that supplied each field. Treated as claims, not facts.
A queryable database of US commercial and multifamily property records, parcels, ownership, mortgage debt and federal tenancy, served to agents as MCP tools over streamable HTTP. Structured data access and address lookup over a real estate dataset, not a scraper and not a model. Measured 2026-09-10; call dfx_coverage for the same grid at the moment you read it. BEST AT: near-term commercial debt timing. 19,881 loans carry a CONFIRMED maturity date, filed with the SEC by a servicer or recorded by HUD rather than estimated from a term length. Most providers holding this gate it behind a contract. ONLY HERE: the United States as a tenant. GSA publishes the space the federal government leases FROM private landlords, and DFX turns it into dated events: 3,966 lease expiries across 55 states and territories, each naming the private lessor, the address, the leased area, the annual rent and whether any renewal option remains. An expiry is a contract's stated end date and NOT a departure: a succeeding lease at the same location is the common outcome. ALSO ANSWERS: a street address to a canonical property or parcel id; who owns or manages a building; who is observed to occupy it, with the leased area and the lease expiry where the source discloses one; what a parcel last sold for, with registry book and page; what permits, demolitions, occupancy certificates and use conversions were filed; when a LIHTC compliance period or HUD subsidy contract expires; which canonical entity a lender, servicer or owner name resolves to; and what DFX has learned since your last call. EVENT INDEX: 76,770 dated events in total, over 14 families, written by 8 sources on a published allowlist of 14. 11,956 LIHTC compliance period endings, the Year 15 recapitalisation trigger, across 56 states; 4,721 HUD subsidy contract expiries across 54 states; 3,966 federal lease expiries across 55 states; 3,422 scheduled loan maturities across 52 states; 43,680 recorded sales across 2 states; 167 CMBS delinquency flags across 26 states; 128 foreclosures across 22 states. COVERAGE IS UNEVEN AND THE DENOMINATORS ARE STATED UP FRONT. National: federal programme multifamily debt, LIHTC and HUD deadlines, and federal leases. Massachusetts and New York: 291,914 parcels and 95,494 recorded sale instruments. City of Boston only: permits, demolitions and certificates of occupancy. Ownership is Massachusetts only, structurally, because HUD publishes a management agent and never an owner. AN EMPTY RESULT IS AN ANSWER, NOT A FAILURE. Every refusal names the tool and the argument that caused it, and dfx_coverage publishes the measured grid of which states each event family reaches, so a caller can tell a real absence from a boundary. 12 of 13 tools are free, keyless and unauthenticated: connect and call. The one paid tool, debt_maturity_schedule, quotes its price before anything is spent.
